The 5 best builders in Sydney to bring your dream home to life

Reputation and longevity: Building a house from scratch is no joke; builders need to know what they're doing. Hence, we looked for companies that have been operating successfully for decades, and/or have won awards for their work.

Housing options: Different people all have their own visions of the perfect home, so builders need to be able to cater to various wishes. Solo homes, duplexes, acreage homes, and others should all be on the menu.

Pricing visibility: It's difficult to predict the final cost of a house, especially a bespoke house. But we still appreciate it when companies give a ballpark figure that buyers can work with. Even better if companies can offer deals and discounts.

Customer reviews: Building a house is an insanely complex task, and a lot of things can go wrong. Regardless, we prioritised companies with positive reviews that mention good final results and great customer service.

A house is probably going to be the single most significant investment you’ll ever make — not just in a financial sense, but because you’ll be living in it every day for years to come. You need to put a lot of thought into how you want that house to look and feel.

For such an important investment, why not get help from the best house builders in Sydney? With decades of expertise and tons of options available, you’re sure to find your forever home.

How much does a builder cost in Sydney?

Builders in Sydney price new homes, including the land, from around $1,150,000+. Factors such as house size, solo vs duplex, and urban vs acreage will influence the final price. You might be able to get financing, deals, or discounts in certain circumstances, such as homes that are still under construction.

Lastly, McDonald Jones Homes has structural guarantees and warranties on all their projects, giving you peace of mind from start to finish.

While we realize it isn’t easy to quote an upfront price for an entire home, it would have been nice to see more of these estimates on the business website.

  • Lots of building options

Cons

  • Closed on weekends
  • Few or no price estimates on website

Incredibly happy with our experience

Allcastle Homes has a strong industry presence and reputation; it was presented with an Excellence in Housing Award from NSW’s Master Builders Association in 2024, as well as many other accolades over the years.

What makes this company shine is its breadth of options for building homes. Whether you need single- or double-storey construction, a duplex house, or building a home on an existing plot — Allcastle Homes has multiple options for each of these.

It was a pleasure browsing the available homes on the Allcastle website, and we were glad to see listed pricing for complete homes there (even if seeing the prices just reminded us that we aren’t millionaires).

A new, fully built Allcastle home starts at around $1,330,000. You can also choose to buy a home early, while it’s still under construction.

While we heard mostly rave reviews from former clients, there were occasional complaints about home defects and unprofessional customer service, so make sure to communicate with the team to mitigate such incidents.

Pros

  • Over 30 years building homes in Australia
  • Multiple recent awards
  • Wide array of home construction options
  • Pricing visible on website

Cons

  • Some complaints about low-quality homes
  • A few mentions of unhelpful staff

Still awesome!

“Built our house with Allcastle nearly 20 years ago — still awesome!”

Very smooth process

“Luckily, we had Brad Miller helping with initial design and consulting. He has been very patient with my picky requirements and long delayed registration process. He carefully advised the best solution in balancing cost and values. We’ve also done the first session for exterior colouring and some other amendments in head office. Justine and another lady helped me through lots of details and quickly made other amendments I requested, very smooth process.”

  • Lifetime structural guarantee
  • Meticulous and collaborative building process
  • Visible pricing
  • Cost calculator available

Cons

Website

Rawson Homes was established way back in 1978, giving it decades of longevity in the building industry. It offers all types of housing, including corner lots, split-level houses for uneven land, large houses of up to 5 bedrooms, and private but spacious acreage homes.

You can purchase a ready-built home that’s just waiting for you to move in, or one that’s under construction. For the latter, you need only pay a 5% deposit, with the rest to follow upon completion.

Rawson Homes also offers knockdown-rebuild plans that let you get a new house on familiar land.

At the time of writing, Rawson Homes is offering discounts on many of its properties, sometimes up to $80,000 off. With this deal active, you can get certain homes starting at around $300,000 — a pretty great deal, we think.

Despite these offerings, Rawson Homes does have a number of unsatisfied clients. These people mentioned problems such as unclear or even deceptive pricing, lack of communication, and poor workmanship.

Be sure to communicate clearly with the team to avoid these problems yourself.

Pros

  • Building homes for more than 45 years
  • Lifetime structural guarantee
  • Discounts and deals on many of their houses

Cons

  • Head office closed on weekends
  • Some reports of lack of clarity and low-quality work

I won’t be hesitate to choose them again

“I can say my experience of working with Rawson Homes to build my new house (knockdown and rebuild) in Sydney was a very satisfying one. Rawson Homes as a company has been acting ethically with integrity. Almost everyone I dealt with in this company is professional, friendly and caring.”
