The 5 most skilled and specialised home builders in Sydney

  • Range of building skills: A good home-building business should have expertise in constructing a large variety of homes from the ground up: multi-storey, narrow, duplexes, split-level homes, and more.
  • Reputation, longevity, and presence: The longer a business has been around building homes successfully, the better. We gave bonus points if a business collaborates well with other sectors and industries, or has an international presence.
  • Specialities and inclusions: Besides simply building homes, we prioritised businesses that offer inclusions (like bed and bath accessories) or specialise in certain skills (like ultra-custom designs).
  • Customer reviews: We prioritised businesses that have mostly or all positive online reviews, in particular with regard to the quality of the finished homes.

Finally building your dream house can be an exhilarating, exhausting, and emotional journey — especially if you design the house from the ground up. But while you have your head up in the clouds, don’t forget to keep your feet on the ground with the best help available.

The top home builders in Sydney have solid reputations, amazing final products, and exceptional customer service. They’ll listen to what you need and help you get there, so put your trust in them.

Check out our recommendations below to finally turn the vision in your mind into a real home around you.

How much do home builders cost in Sydney?

Home builders in Sydney will charge at least $300,000 for a pre-built, one-storey house. Pricing will increase for a house that has a larger area, additional storeys, or is custom-designed. For add-on fees, you can sometimes get inclusions like bed and bath accessories.

Clarendon Homes is a family-owned business in Sydney, founded in 1978 to design and build homes for Australian families. Through the decades, the business has been building for customers across NSW and Queensland.

The company builds single and double-storey houses, as well as narrow block homes, acreage homes, and duplexes. You can also opt for combined house-and-land packages, if you prefer a completed structure ready for you to move in.

Pricing for built homes is transparent, starting at around $300,000 for a single-storey house.

Clarendon Homes’ real standout feature is its Facade Styler. This is a tool on their website that lets you custom-design nearly any aspect of a house with a few clicks, from construction materials to colour palettes.

This makes it both simple and fun to visualise your dream home. Afterwards, you can share the designs with your Clarendon Homes consultant and discuss how the business can make your vision a reality.

Though the business has lots of positive reviews, some customers we interviewed complained about slow build times and poor home workmanship.

Pros

  • Built homes and house + land options
  • Custom facade designer
  • Knockdown-rebuilds
  • Transparent pricing

Cons

  • Closed on weekends
  • Some complaints about slowness and bad work quality

Professional, super knowledgeable, very supportive

“We were lucky enough to have Terry Sofos for our Tender Presentation. Professional, super knowledgeable, very supportive and totally supported us through the process. Would 100% recommend Terry, Kelly at Cobbity and Clarendon if you are looking to build your forever home.”

“The house was completed two weeks ago. It is a quality and stylish house. Very happy to have dealt with the site manager Justin Lamplough and client service consultant Anna Telep who are professional and efficient.”

McDonald Jones Homes has been in the building industry for over 35 years. Over time, the business began building over a hundred homes a year, and working with different clients such as the commercial sector.

The company has over 150 architectural home designs available, one and two-storey homes, split-level homes, dual occupancy, and granny flats. You can also go for an acreage home or a huge 5-bedroom house.

In our assessment, the sheer range of offerings was probably the most noteworthy thing about McDonald Jones Homes. Whether you want a small house, a big one, a narrow one, or a rural one — they’re all available.

House + land combos are on offer too, all over Sydney as well as Canberra. The business does knockdown-rebuild services too, in case you want a new house but not a new neighbourhood.

You can view brochures and floor plans for each available house, though we couldn’t find any specific pricing details for houses on the website. Financing options are available, however.

Pros

  • Large area of operations
  • Over 150 home designs
  • Detailed home information
  • House loans available

Cons

  • Closed on weekends
  • Little or no pricing information on website

“With the drama’s that occurred over my build, (thanks council, developer, etc), I am so glad I had GJ Syd North West in my corner. My emails and calls were promptly answered, I never felt stupid asking questions that I clearly had no idea about, they worked WITH me to get my family’s foot in the door and building our beautiful first home.”

Montgomery Homes has been working since 1989 to build beautiful homes all throughout Sydney, Wollongong, Newcastle, and elsewhere in the country.

Their menu of available houses includes single and double-storey homes, plus narrow, acreage, and split-level properties that stand well even on sloping or uneven land.

You can also go for complete house + land packages in one of the many cities the business serves. These packages start at less than $600,000 for a single-storey, 4-bedroom house.

Montgomery Homes also does knockdown-rebuilds, and offers free consultations and inspections before the knockdown process begins.

If you take things a notch higher with the Diamond or Sapphire collections, you’ll get access to special inclusions like kitchen appliances, bathroom fixtures, wardrobes and shelves for the bedroom, and much more.

Browsing the brochures for these collections made our eyes go wide, and frankly made it rather tempting to call Montgomery Homes immediately! Unfortunately, many of the homes shown on their website don’t have pricing information visible.

Pros

  • Available in many cities
  • Houses stand well on sloping ground
  • Good house + land packages
  • Extensive inclusions and collections

Cons

  • Closed on weekends
  • Little or no pricing information on website

A good experience

“Every step of the way through the pre-construction process we have had great communication & been provided all the information from the knowledgeable & experienced staff, whenever we have had a question. Our choice to build with Montgomery Homes has been a good experience to date.”

Professional and knowledgeable

“Our selection process went very well with our Interior Designer Rebecca. Rebecca took the time to look at our vision boards for our new home and made sure that our selections reflected our vision. We never felt rushed over our decisions and Rebecca had lots of great advice to offer. She was very easy to talk to as well as being professional and knowledgeable. Her support after the appointment has been fantastic.”
